Curious How the Process Works?

We work directly with your loan officers as a partnership. Our processors will communicate and work directly with borrowers and all third parties involved to collect, review, and ensure that all loan documentation is completed correctly and accurately. If there is an error, our processor will review and coordinate the best approach for resolving the issue with the documentation.  

Our Process

Steps for Success:

  • The loan officer submits the live loan to the wholesale lender.
  • The loan officer registers the loan with Bridge Processing.
  • The files enter intake, are logged appropriately, and assigned to a Bridge Processor.
  • Bridge Processing will access the file to complete all of the third-party requests possible and reach out to the borrowers to obtain conditions, once conditionally approved. (We always aim for a 24 hour turn time.)
  • Bridge Processing will continue to follow up with the borrowers and third parties until all documents are received to submit the file for final approval.

Bridge Processors will provide the following services:

  • Reach out to borrowers to obtain underwriting conditions  
  • Review and submit conditions to wholesale lenders  
  • Provide updates on conditions, documentation, and closing 
  • Verify all disclosures are completed verifying accuracy and completion of documents 
  • Track timelines and ensure timeline expectations are met 
  • Order appraisal, title, insurance and other third-party services 
  • Order case numbers (if applicable) 
  • Order and review verifications (VOE, VOM and VOD) 
  • Submit loan for a final review and sign off from underwriter 
  • Work directly with the lenders and underwriters  
  • Review title and insurance 
  • And so much more!
